    The planning for Sembawang New Town started in 1996 when Sembawang MRT was opened.

      Economic Outlook – Singapore’s Property Market

      After a four year dip, Singapore’s property market is finally starting to look rosy again. In March 2021, the Tsai family, one of the wealthiest families in Taiwan, snapped up all 20 units at the luxurious Eden complex for S$292 million (US $217).

      Many real estate investors saw it as the signs of a comeback after the cautious handling of the pandemic and strict border controls. 

      With a stable currency, no-nonsense legislation and low taxes, Singapore has always been one of the top choices for property investments. The land scarcity in the city state can only result in the property prices going one way – up. 

      In addition, the current en-bloc trend has seen developers investing millions into the property market in order to cater to the rental demand of 6,500 displaced households in need of short term housing, preparing the rental market for a boom. 

      Singapore has stopped chasing the “zero-cases” goal of the pandemic and started preparations to live with the virus as “endemic”, largely thanks to the high vaccination rate currently at 80%. 

      The property market is showing small signs of rebound since the beginning of 2021, jumping 6.1% from March 2020 to March 2021. 

      Property in land-scarce economies will always be a good investment, and Singapore is one of the hotspots for foreign investment. 

      URA’s 2019 Master Plan For Sembawang

      The 2019 master plan is a guide strategizing the development of land and property for the next decade. The URA released its plan for Sembawang in 2019 with relevant information for Canberra residents.

      The The Commodore – Land Bid

      There are two condo land bids awarded near Canberra MRT. Parcel A, or Canberra Drive, attracted five bids, at a maximum of $129.20 million or $644 per square foot per plot ratio (psf ppr).

      The first parcel was awarded to Oasis Development, majority-owned by JBE Holdings Group. The 13,315 square metre site will yield approximately 220 residential units. 

      The second parcel at Canberra Drive, Parcel B, attracted four bids, with United Venture Development the eventual winner. United Venture Development is co-owned by UOL Group, United Industrial Corporation, and Kheng Leong Company.

      The winning $270.2 million bid equates to $650 per square foot per plot ratio. The 27,566 square metre site yields approximately 455 units.

      Real estate experts estimate the selling prices of both the Canberra Drive parcels to average $1,400 per square foot. At the bid price, both parcels will breakeven at a cost of $1,140 per square foot. 

      Both parcels are a stone’s throw from the newly-opened Canberra MRT station, a station on the North-South Line, as well as two prominent shopping malls; Sembawang Shopping Centre and Canberra Plaza.
