    Sembawang

    Once part of the Nee Soon rubber estate, Sembawang has come a long way. The area was first home to a major British Naval Base, then converted into Sembawang Shipyard in 1968. 

    Sembawang Shipyard went on to become SembCorp, a state-owned industrial conglomerate listed on the Singapore Exchange. 

    The planning for Sembawang New Town started in 1996 when Sembawang MRT was opened. 

    Today, Sembawang New Town is a bustling enclave, home to a 15-hectare park that is part of the Park Connector Network (PCN), a nationwide grid of cycling and running lanes safe from traffic more than 300 kilometres long. 

    In addition, Sembawang boasts Singapore’s first hot springs park that opened in early 2020 featuring a pool and cafe. 

    The Commodore – Accessibility

    Canberra MRT

    The property is a mere 5-minute walk to Canberra MRT station, connecting you immediately to the North-South MRT line. A ride to the city’s centre takes about 30 minutes while a ride to Jurong East in the west takes about 35. 

    When driving, Commodore residents can travel through Canberra Drive, connecting to Yishun Avenue 2, or take Sembawang Road through Yishun Avenue. 

    Both roads join up to Seletar Expressway (SLE) which then connects on to the BKE and TPE.

    It will also link to the SLE, PIE, and ECP. The NSC will be built as Singapore’s first integrated transport corridor, featuring express bus lanes and cycling routes throughout the entire length of the expressway.

    Both Sembawang Shopping Centre and the newer Canberra Plaza are all walking distance from the Commodore.

    Economic Outlook – Singapore’s Property Market

    After a four year dip, Singapore’s property market is finally starting to look rosy again. In March 2021, the Tsai family, one of the wealthiest families in Taiwan, snapped up all 20 units at the luxurious Eden complex for S$292 million (US $217).

    Singapore has stopped chasing the “zero-cases” goal of the pandemic and started preparations to live with the virus as “endemic”, largely thanks to the high vaccination rate currently at 80%. 

    The property market is showing small signs of rebound since the beginning of 2021, jumping 6.1% from March 2020 to March 2021.

    URA’s 2019 Master Plan For Sembawang

    The 2019 master plan is a guide strategizing the development of land and property for the next decade. The URA released its plan for Sembawang in 2019 with relevant information for Canberra residents. 

    The Urban Redevelopment Authority has exciting new developments for residents in the north.

    Upcoming integrated hubs like Bukit Canberra, Canberra Plaza, and Woodlands Health Campus will provide residents of the north to have an extensive variety of live, work and play options while new amenities and public services continue to expand. 

    The Woodlands Health Campus will bring world-renowned Singapore healthcare to northern residents with its 7.66 hectare (11 football fields) complex containing 1,800 beds. The project is due to open in stages from 2022. 

    Once operations at Sembawang Shipyard cease, the site is planned to be repurposed into a multi-use waterfront lifestyle hub, designed with its rich maritime history in mind.

    The Singapore Racecourse will be the site of more recreational choices and community spaces while Sungei Buloh Wetland Reserve and Mandai parks continually are improved and conserved.

    Today, an extensive network of cycling lanes links Sembawang and Yishun residents with key neighbourhood amenities. There are plans to expand the network to include several more paths.

    The The Commodore – Land Bid

    There are two condo land bids awarded near Canberra MRT. Parcel A, or Canberra Drive, attracted five bids, at a maximum of $129.20 million or $644 per square foot per plot ratio (psf ppr).

    The first parcel was awarded to Oasis Development, majority-owned by JBE Holdings Group. The 13,315 square metre site will yield approximately 220 residential units. 

    The second parcel at Canberra Drive, Parcel B, attracted four bids, with United Venture Development the eventual winner. United Venture Development is co-owned by UOL Group, United Industrial Corporation, and Kheng Leong Company.

    The winning $270.2 million bid equates to $650 per square foot per plot ratio. The 27,566 square metre site yields approximately 455 units.

    Real estate experts estimate the selling prices of both the Canberra Drive parcels to average $1,400 per square foot. At the bid price, both parcels will breakeven at a cost of $1,140 per square foot. 

    Both parcels are a stone’s throw from the newly-opened Canberra MRT station, a station on the North-South Line, as well as two prominent shopping malls; Sembawang Shopping Centre and Canberra Plaza.
