The Commodore Location, Features
The Commodore is located at Canberra Drive, within the Sembawang neighbourhood and part of District 27. District 27 comprises Yishun, Admiralty, and Sembawang. It is known for its sleepy, peaceful surroundings tucked away from the hustle of downtown Singapore.
The Commodore is a 5-storey development, bordered by:
- One to three story private houses of the Sembawang Springs Estate on the west, allowing for great sunset views
- 10-storey HDB flats of Canberra Vista on the east
- The Watergardens At Canberra, a low-rise development to the south
- The currently empty plot of land in the north is intended for similar low-rise development of private properties
The perfect balance, the Commodore will nestle between new HDB blocks and private homes.
The Commodore – About Sembawang
Once part of the Nee Soon rubber estate, Sembawang has come a long way. The area was first home to a major British Naval Base, then converted into Sembawang Shipyard in 1968.
Sembawang Shipyard went on to become SembCorp, a state-owned industrial conglomerate listed on the Singapore Exchange.
The planning for Sembawang New Town started in 1996 when Sembawang MRT was opened.
Today, Sembawang New Town is a bustling enclave, home to a 15-hectare park that is part of the Park Connector Network (PCN), a nationwide grid of cycling and running lanes safe from traffic more than 300 kilometres long.
In addition, Sembawang boasts Singapore’s first hot springs park that opened in early 2020 featuring a pool and cafe.
The Commodore – Accessibility
The property is a mere 5-minute walk to Canberra MRT station, connecting you immediately to the North-South MRT line. A ride to the city’s centre takes about 30 minutes while a ride to Jurong East in the west takes about 35.
When driving, Commodore residents can travel through Canberra Drive, connecting to Yishun Avenue 2, or take Sembawang Road through Yishun Avenue.
Both roads join up to Seletar Expressway (SLE) which then connects on to the BKE and TPE.
Bus stops are scattered throughout the areas around Sembawang Shopping Centre and Canberra MRT. Sembawang is also served by a bus interchange connecting neighbouring areas like Admiralty, Yishun, Yio Chu Kang, Ang Mo Kio, Upper Thomson, and Woodlands.
In addition, the North-South Corridor (NSC) is due to be ready by 2026, easing congestion along SLE, CTE and Lentor Avenue.
The 21 kilometre stretch of expressway will connect Woodlands, Sembawang, Yishun, Ang Mo Kio, Bishan and Toa Payoh with the city centre.
It will also link to the SLE, PIE, and ECP. The NSC will be built as Singapore’s first integrated transport corridor, featuring express bus lanes and cycling routes throughout the entire length of the expressway.
The Commodore – Amenities Around
Both Sembawang Shopping Centre and the newer Canberra Plaza are all walking distance from the Commodore.
Canberra Plaza is 118,000 square feet of retail space that boasts a McDonald’s, NTUC FairPrice, Daiso, and more than 70 other retail outlets.
Despite being an older mall, Sembawang Shopping Mall got a facelift in 2008 with heaps of amenities including Daiso, Giant Hypermarket, Anytime Fitness, numerous F&B and retail outlets, and a kid’s splash park.
Residents of the Commodore will have all the conveniences of suburban living with city conveniences.
For even more retail options, Northern Singapore’s biggest shopping mall is one MRT stop away. Northpoint City is every Northerner’s go-to mall for everything from gadgets, clothes, food, a library, community club and town hall.
The more nostalgic residents will relish in the numerous coffee shops and hawker centres an older estate like Sembawang offers.
Jalan Malu-Malu shophouses are located just behind the Commodore, with a few dining options set in less artificial surroundings.
Although of course, for the average Singaporean, you can’t beat hawker centres. The Commodore is a stone’s throw away from Bukit Canberra Hawker Centre that features more than 40 individual stalls surrounded by lush greenery.
In addition, a scattering of cafes, restaurants, small eateries, and shops complete the offerings to Canberra residents.
Woodlands Health Campus will comprise acute and community hospitals, specialist clinics, and a nursing home, proving the legendary standards of Singapore healthcare to the north.
Progressively opening from 2022, the healthcare complex will feature some 1,800 beds.
The Commodore – Leisure Activities
With a myriad of parks and greenery, Canberra is a nature-lover’s dream.
Sembawang Park is a 15-hectare maritime-theme park facing Malaysia across the Straits of Johor.
A tranquil, peaceful park with a natural beach, shelters and barbeque pits offer the perfect opportunity for a weekend outing with the family, barbequing and being outdoors.
Visitors interested in Singapore’s naval heritage can explore the restored old houses, pathways, and piers.
Yishun Park is a 15-minute walk away with a 7.7 hectare haven for peaceful retreats and weekend picnics. It offers facilities like fitness equipment and a kid’s playground.
Located off Gambas Avenue, Sembawang Hot Springs Park is Singapore’s first hot spring. The park opened in January 2020 with cascading pools, a cafe, and educational panels where visitors can learn about the history and geology of the hot springs.
The rustic environment brings residents back to the memories of kampung life, instilling a sense of nostalgia for those lucky enough to remember how life was back in the good ol’ days.
Less than 20 minutes away from the Commodore is Canberra Park, a smaller neighbourhood suitable for children. Three distinct play areas will delight kids; Rope Adventure, the Dino Bones and Ramp Playground, and the Set of Swings.
The park has the largest swings in Singapore, including swings for kids (or adults!) that have physical limitations. Other facilities include a few fitness stations and a basketball court.
A 12-minute walk brings you to Bukit Canberra, Sembawang’s Integrated Hub comprising sports, leisure, and community facilities spread across 12 hectares in Admiralty Hill.
Bukit Canberra brings the community together by providing:
- Gyms
- Fitness studios
- A senior care centre
- A polyclinic
- A swimming complex with both indoor and outdoor pools
- Plots for community farming
- A fruit orchard
- Indoor sports hall for basketball and badminton

Economic Outlook – Singapore’s Property Market
After a four year dip, Singapore’s property market is finally starting to look rosy again. In March 2021, the Tsai family, one of the wealthiest families in Taiwan, snapped up all 20 units at the luxurious Eden complex for S$292 million (US $217).
Many real estate investors saw it as the signs of a comeback after the cautious handling of the pandemic and strict border controls.
With a stable currency, no-nonsense legislation and low taxes, Singapore has always been one of the top choices for property investments. The land scarcity in the city state can only result in the property prices going one way – up.
In addition, the current en-bloc trend has seen developers investing millions into the property market in order to cater to the rental demand of 6,500 displaced households in need of short term housing, preparing the rental market for a boom.
Singapore has stopped chasing the “zero-cases” goal of the pandemic and started preparations to live with the virus as “endemic”, largely thanks to the high vaccination rate currently at 80%.
The property market is showing small signs of rebound since the beginning of 2021, jumping 6.1% from March 2020 to March 2021.
Property in land-scarce economies will always be a good investment, and Singapore is one of the hotspots for foreign investment.
URA’s 2019 Master Plan For Sembawang
The 2019 master plan is a guide strategizing the development of land and property for the next decade. The URA released its plan for Sembawang in 2019 with relevant information for Canberra residents.
The Urban Redevelopment Authority has exciting new developments for residents in the north.
Upcoming integrated hubs like Bukit Canberra, Canberra Plaza, and Woodlands Health Campus will provide residents of the north to have an extensive variety of live, work and play options while new amenities and public services continue to expand.
The Woodlands Health Campus will bring world-renowned Singapore healthcare to northern residents with its 7.66 hectare (11 football fields) complex containing 1,800 beds. The project is due to open in stages from 2022.
Once operations at Sembawang Shipyard cease, the site is planned to be repurposed into a multi-use waterfront lifestyle hub, designed with its rich maritime history in mind.
The Singapore Racecourse will be the site of more recreational choices and community spaces while Sungei Buloh Wetland Reserve and Mandai parks continually are improved and conserved.
Today, an extensive network of cycling lanes links Sembawang and Yishun residents with key neighbourhood amenities. There are plans to expand the network to include several more paths.
The The Commodore – Land Bid
There are two condo land bids awarded near Canberra MRT. Parcel A, or Canberra Drive, attracted five bids, at a maximum of $129.20 million or $644 per square foot per plot ratio (psf ppr).
The first parcel was awarded to Oasis Development, majority-owned by JBE Holdings Group. The 13,315 square metre site will yield approximately 220 residential units.
The second parcel at Canberra Drive, Parcel B, attracted four bids, with United Venture Development the eventual winner. United Venture Development is co-owned by UOL Group, United Industrial Corporation, and Kheng Leong Company.
The winning $270.2 million bid equates to $650 per square foot per plot ratio. The 27,566 square metre site yields approximately 455 units.
Real estate experts estimate the selling prices of both the Canberra Drive parcels to average $1,400 per square foot. At the bid price, both parcels will breakeven at a cost of $1,140 per square foot.
Both parcels are a stone’s throw from the newly-opened Canberra MRT station, a station on the North-South Line, as well as two prominent shopping malls; Sembawang Shopping Centre and Canberra Plaza.
