<p class="has-drop-cap"><strong>Canninghill Piers</strong> is an upcoming <strong>integrated property development</strong> situated at <strong>River Valley road</strong>. It will consist of 2 residential towers and a hotel. It will offer a serviced residence with a hotel license, a commercial component, and about 700 apartment units. The development can be found on a prime site facing both Fort Canning Hill and the Singapore River, replacing the former buildings, Liang Court mall, Novotel hotel and Somerset Liang Court&#8217;s serviced residences.</p>



<p>The property project is a joint development by CapitaLand and City Development LImited (CDL), holding ownerships to the commercial and residential components of Canninghill Piers. Through a joint release, they have also announced the participation of Ascott Residence Trust (Ascott Reit) in the project development. Ascott Reit will own the 192-unit serviced residence with a hotel license.</p>



<p>CDL is expected to hold ownership of the hotel, consisting of anywhere between 460 and 475 rooms. Canninghill Piers is expected to be completed in 2024.</p>

<p>The tender for the GLS (Government Land Sales) at Bernam Street attracted 4 bids in total. The highest bid came from a Chinese developer called Hao Yuan Investment and it stood at $440.9 million. The price reflects a land cost of $1,463 psf ppr.</p>



<p>The 2nd-highest bid of $405 million was submitted by Vesta Sg Comm and Vesta SG Residences, while the 3rd-highest bid of $373.3 million was submitted by Far East Commercial Trustee and Laguna Garden Limited. CSC Land Group and Coli (Singapore) also participated with a bid of $343.3 million.</p>



<p>The maximum GFA (gross floor area) of the upcoming One Bernam stands at 301,403 sq ft and the development can yield up to 325 residential units, with commercial spaces occupying the first floor. Based on the bid price of $440.9 million and a profit margin of 15%, the breakeven price for this property stands at approximately $2,100 psf, while the selling price stands at about $2,430 psf.</p>
